The question of whether building more market housing reduces rents and displacement at the city-regional level is basically settled among researchers. It's not just UCLA Roundup, @UCBDisplacement aggregated the lit and concludes the same. Anyone disputing this is in denial.

This is the beginning of a whole thread about the more specific question of the block-by-block impact of new housing, which is only *nearly* settled. But I think this starting point is already worth noting, I had not previously seen all the studies in the same place.
