Im pretty convinced from my analysis of Census data that the mass decline of residential hotels in the 70s lead to the mass increase of unsheltered homelessness in the 1980s, particularly in the Bay Area.

In Italy, the population is growing much faster than average in the richest region (Lombardy) because people move there for the relatively high pay.
It seems very intuitive until you realize it’s not like that at all in the US thanks to deranged local housing politics.

- avg market rate: $3,000 / year
- residential permit: $20 / year
60,000 on-street spaces = $200MM/yr subsidy of car ownership. This is terrible policy / socializes costs of car ownership
